In the apartment segment, supply has genuinely run ahead of absorption in some belts, which is where the oversupply reputation comes from.
The commercial story is different. Residential densification is real and compounding — every delivered tower adds daily-needs demand, and retail supply on the key spines has not kept pace. That is why frontage assets on VIP Road and the Patiala Road belt keep re-rating.
The junction position — Ambala, Patiala, Shimla axes plus the airport road — is not replicable. Connectivity-driven markets forgive many sins over time.
